Why Electrical Work Varies Across North Somerset

North Somerset is not a homogeneous area. The housing stock, terrain, and age of properties varies significantly from one part of the district to another, and these differences have a direct bearing on what electrical work is needed, how it is specified, and what considerations apply.

The coastal towns — Clevedon and Portishead particularly — contain a mix of Victorian and Edwardian terraces, mid-century semis, and more recent new-build developments. Properties in the older parts of these towns often have electrical installations that reflect their age: wiring from the 1960s or 1970s, consumer units that predate the requirement for RCBO protection, and limited capacity for modern additions. The inland towns — Nailsea, Yatton, Congresbury, and the villages of the Yatton corridor — grew rapidly in the post-war decades and again through the 1970s and 1980s. Much of the housing here dates from that period, and many properties still have their original consumer units: plastic-cased boards with shared RCD protection, limited capacity, and no surge protection. These installations were adequate for the demands of the era they were installed in, but frequently fall short of what is required to safely add a modern EV charger, electric shower, or outbuilding supply without first upgrading the board.

The rural villages — Kenn, Kingston Seymour, Tickenham, Wraxall, Brockley, and others — present yet another set of conditions. Older farmhouses and converted rural properties sometimes have wiring that predates modern standards entirely, and outbuilding supplies for agricultural or workshop use are more common here than in the residential towns. The distances between properties in these areas also mean that cable runs for outbuilding supplies or garden rooms tend to be longer than in denser suburban locations, which can affect specification and pricing.
